We provide commercial leak detection and leak investigation at height for hotels, offices, apartment blocks and commercial buildings.
Water coming in is rarely where the damp shows up. It might be a failed window seal ten floors up, a cracked coping stone, a blocked hopper or a gap in the cladding. With rope access leak detection, our IRATA-certified technicians abseil down the building to inspect the likely entry points up close, find the actual cause and, in most cases, fix it on the same visit.
Because there’s no scaffolding to put up, we can usually get to you quickly, which matters when water is getting in. We’re based in Ashton-under-Lyne and cover Manchester and the North West, with 24/7 emergency call-outs.

Common questions about finding and fixing leaks at height.
We start from where the water is showing inside, then inspect the likely entry points on the outside of the building up close by rope: window and cladding seals, joints, copings, gutters and outlets. Where needed we'll water-test sections to confirm the cause before repairing it.
In most cases, yes. Sealant failures, blocked outlets and small defects can usually be fixed while we're on the rope. If a bigger repair is needed, we'll explain what we found and quote for it.
We're based in Ashton-under-Lyne and offer a 24/7 emergency call-out, so across Greater Manchester we can often attend the same day.
A leak investigation might only take a few hours. Scaffolding could take days to arrive and cost more than the repair itself. Rope access gets us to the exact spot quickly with minimal disruption.
Yes. We'll explain what we found and what we did, and can provide photos of the problem and the repair for your records or insurer.
